Nothing is left as a placeholder. Your builder orders the tile, stone, plumbing and appliances from our parts list, with nothing added by us. We order the furniture, decorative lighting and decor at our cost plus 20%, and claim anything that arrives damaged.

The firm’s column is taken from a written proposal a high-end Austin design firm gave us in 2026 (one firm, not every firm); its 20% also covers installation, which we don’t do. Allowances as described in a remodeler’s glossary (2026) and a legal guide (2025).
Two lists, no gaps
Everything in the design is on someone’s list.
The gap between the drawing and the order is where things go missing: a vanity nobody ordered, a lamp ordered twice. So before anything is bought, every selection is assigned.

We order
Furniture, decorative lighting and decor: ordered, tracked, received and checked against the design you approved.

Every order we place sits on your file with its status, so you can see what’s coming without asking. When a piece arrives it’s checked against the design, and if it arrives damaged, we make the claim.
What you pay for what you buy
The retail price, printed beside ours.
What you buy through us is billed at our cost plus 20%. That covers the ordering, the tracking, the receiving and the sorting out of anything that arrives wrong. Your quote shows the published retail price beside ours on every piece that has one, and if ours isn’t lower, we flag it before you order.
It’s there on every order above: our price, and the published retail price under it.
